Plans for a $1.4 billion gigantic residential, hospitality and commercial precinct are expected to get a saloon passage through Campbelltown Council’s meeting tonight.
Containing residential skyscrapers of up to 80 metres, it would transform the current site into Campbelltown’s own mini Manhattan.
Council seems prepared to change its current height limit of 45 metres in the central business district to allow the plan to proceed.
Plans also include a new park and civic place as well as a pedestrian, cycle and bus only connection between Campbelltown and Macarthur stations.
Known as the Kellicar precinct, the site is currently the home for Marketfair shopping centre, a Bunnings Warehouse, Discount Party Warehouse, Fit HQ, Hogs Breath Café and the former Campbelltown motor registry.
Part of the site is State Government owned land presently occupied by women’s health care facility WILMA.
The four owners and the State Government have joined forces to present the planning proposal which could transform Campbelltown for ever.
It is proposed that everything on the site be demolished over time – as leases expire – to make way for three towers of 25 storeys, two of 23, one with 22 and one of 17 storeys.
There will also be several buildings included of up to 10 storeys in height.
Once it goes through all the planning hoops, the project is expected to be completed over a 15 year period.
With up to 2000 apartments included in the plans it will also mean an injection of thousands of new residents living in the heart of Campbelltown and within walking distance to retail, health, education, dining and entertainment facilities.
The 45,000 square metres allocated for commercial space will have health, education and startup use in mind, and could create more than 2,000 jobs.
Part of the plans include a brand new hotel, and according to a report to council Marriott and Intercontinental have already expressed interest.
The 64,000 square metre site is perfectly located between the Campbelltown health precinct and Western Sydney University and Campbelltown TAFE.
It is bounded by Narellan Road in the east, Gilchrist Drive (west), Menangle Road (north) and Kellicar Road (south).
The site is about 300m from Macarthur station and 1.3km from Campbelltown station.
The report to council says there are some concerns, mainly relating to flooding and traffic, but suggests they can be overcome.
It is proposed to send the proposal to the State Government for approval.
The 6.30pm council meeting will be held remotely, the third time this has happened since the onset of Covid-19 restrictions on gatherings.
