Large residential lots close to Campbelltown are as rare as hen’s teeth.
But that could change if Campbelltown Council backs a plan to convert a local golf course into a residential development containing 63 lots.
There would be a mixture of sizes, with some half an hectare and others 2.75 hectares.
Macarthur Grange Country Club golf course is located just past Kearns along Raby Road and is a 10 minute drive to the centre of Campbelltown.
The current owner of the golf course, which has been operating for more than 20 years, has lodged a Planning Proposal Request (PPR) to the council outlining his vision for large lot residential housing, associated open space, environmental protection and commercial uses of the existing club house.
All proposed residential lots would be located below the ridge line of the 200 hectare property.
The land would need to be rezoned to allow for the development as proposed, which includes:
- Approximately 63 environmental living lots ranging in size from 0.5 ha to 2.75 ha;
- Retention of the club house precinct for a potential hotel and function centre;
- Provision of a public open space system with walking and cycling trails (3km) and 2 “lookout” parks.
- A 24 hectare Hilltop Conservation Reserve
- 50 percent of site is proposed to be public recreation or environmental protection.
In February 2016 council rejected a proposal for 569 residential allotments on the same site.
A report to councillors says the current proposal seeks council’s approval “to develop a different scheme which allows for a green link to be established between the Australian Botanic Gardens and the Western Sydney Parklands, greater protection of environmentally constrained land and a reduced development yield.’’
Council planning staff are currently reviewing the proposal for a future councillor briefing.
They will also seek advice on the proposal from the Local Planning Panel.
Once that is done the proposal will go before a full council meeting.
