Rezoning would transform Glenfield precinct

The State Government says a rezoning proposal on public exhibition for Glenfield West could deliver around 1,200 homes close to public transport, jobs and essential services. 

The proposal forms part of a broader transformation from Landcom which will see 108 hectares of land near Glenfield train station turned into a vibrant new community with up to 5,200 homes over the next 15 years to support one of Sydney’s key growth areas. 

The proposal also doubles the amount of affordable housing in the precinct from five percent to 10 per cent, paving the way for around 520 homes for below-market rent to be delivered by a community housing provider. 

The proposal supports a diverse mix of homes including detached, semi-detached, attached dwellings and apartments, alongside shops, businesses and new public spaces, helping more people live closer to transport, jobs, and amenities. 

The rezoning proposal is now on public exhibition until June 11, and the local community are encouraged to review the plans and have their say on the formation of a vibrant new community for South West Sydney.

Key features of the rezoning proposal include:

  • a mix of housing types, with higher density development centred around Glenfield train station to create a vibrant new town centre;
  • building heights of up to 22 storeys near the station, transitioning to two to three storeys in the western areas of the precinct;
  • new parks, sporting fields, and playgrounds;
  • a new neighbourhood centre in the western part of the precinct; and
  • improved walking, cycling and public transport connections. 

The rezoning proposal makes sure that the Hurlstone Agricultural High School will continue to be able to expand its current uses, growing into the future and maintaining its vital role in the local community.

“The Glenfield West rezoning is another important step in the Minns Labor Government’s work to deliver more well-located and affordable homes across Sydney,’’ says planning minister Paul Scully.

“By doubling the affordable housing contribution and focusing development close to public transport, jobs, and services, we’re creating more opportunities for key workers, young people and families to live in a connected and growing community.’’
