
Residential land values in Englorie Park, Airds, Kentlyn, and Minto Heights have skyrocketed in the past three years.
A report to Campbelltown City Council for its next monthly meeting on March 10 says the suburbs above enjoyed increases of 28.7 per cent, 28.1 per cent, 24.8 per cent and 24.1 per cent respectively.
The increases are part of the latest report on valuations for the NSW Valuer General.
The lowest average increases in Campbelltown were recorded at Blairmount, Claymore, Denham Court and Menangle Park, with 1.2 per cent, 5.8 per cent, 6.1 per cent and 7.7 per cent respectively.
The report says that the figures mean the total Campbelltown land valuation register increased from $44.093 billion to $51.135 billion in the past three years.
These new land valuations will be used to calculate rates levied from July 1 this year.
However the report to council says the changes to land valuations “do not result in any additional income to Council’’.
“The valuations are used to determine the distribution of the total rateable income across ratepayers,’’ says the report.
“This does mean that at an individual level rates may increase or decrease depending on how that individual land valuation compares to the average movement across the local government area.’’
The NSW Valuer General will soon issue valuation notices to all landowners within the Campbelltown local government area.
Ratepayers will have the opportunity to request a review of their land valuation within 60 days of receiving their notice of valuation.
