
Plans for a new employment precinct at Menangle predicted to create almost 5000 jobs have moved a step closer to reality.
On Tuesday night, Wollondilly Shire Council endorsed a draft Development Control Plan for exhibition for Mirvac’s Southern Gateway Business Park at Moreton Park Road near the Hume Highway at Menangle.
The draft DCP establishes a planning framework that addresses infrastructure delivery, biodiversity conservation, heritage protection, water management, transport and movement networks, urban design and landscape outcomes for the employment lands.
The proposed rezoning will facilitate the development of a business park including large warehouse and distribution buildings, communal spaces and recreational facilities.
It would maintain the existing rural zone on land adjoining the Nepean River, which has been identified for conservation under the Cumberland Plain Conservation Plan.
This will be the first stage in developing a broader planning framework for the Employment Precinct, with future site-specific controls proposed to incorporate adjoining employment lands to the south, known as the Macarthur Business Park
Council first considered a planning proposal to rezone the land in February 2025.
“We really need to get the balance right to ensure we have future jobs within the Wollondilly Shire; while making sure the supporting infrastructure is in place and our unique environment is protected,’’ says Mayor Matt Gould.
“The Southern Gateway Business Park is expected to provide 113ha of employment space, and according to the Economic Impact Assessment would create approximately 4,600 jobs, including 2,500 direct jobs specifically associated with the future uses like manufacturing and 2,100 indirect jobs, such as transport.
“We believe that this proposal will bring significant positive benefits to the community, including the expected delivery of critical regional infrastructure such as access to the Hume Highway via a proposed northern interchange, a realignment and upgrade of Moreton Park Road, and water and wastewater servicing,’’ he said.
