Plans to rezone the Officeworks site in Queen Street for high density residential will come before the next meeting of council on Tuesday night, July 9.
According to the proposal submitted to council, almost 400 apartments will be built on the site if there’s a green light for it.
This will require rezoning to allow an increase in the maximum permissible height of building from 26m to 28m and 52m on the site at 34 Queen Street.
The subject site is located 800m from Campbelltown train station and currently contains three buildings used for retail purposes, Officeworks, MCAS Superstore and a medical centre.
Campbelltown Performing Arts High School adjoins the rear of the site and a local heritage item known as the Campbelltown Congregational Manse is at 38 Queen Street.
The site is also next to the Brands on Sale, which is also subject to plans to redevelop it for high rise residential.
“The planning proposal seeks to deliver the renewal of an existing site within the Campbelltown CBD and provide approximately 395 dwellings and 2000sqm of non-residential floorspace that would include 80 jobs,’’ says a report to council for tomorrow night’s meeting.
“The proposal will meet the increasing demand for new housing in the Campbelltown city centre and facilitate the renewal of a large site which would include open and commercial offerings in close proximity to existing transport.
“The proposal would also facilitate public domain improvements including a shared laneways and connections to adjoining sites, landscaped setbacks and retention of trees at the front of Queen Street.’’
While the recommendation to council is to support the proposal, one major concern is flooding.
One government agency submission raised the need to undertake further investigation into flooding, which will need to be taken into account when the final council decision is made.
If the flood study clears the proposal, a green light is almost certain.
