The Village Square retail development site at Menangle has been launched to market. The development site is located adjacent to Menangle Railway Station and in close proximity to the Hume Motorway, providing convenient access to major transport, employment and infrastructure hubs including the Macarthur Transport Interchange and Western Sydney International Airport.
Positioned within the Greater Macarthur Growth Area, one of NSW’s most significant residential expansion regions, the site is expected to benefit from substantial population and retail expenditure growth over the next decade.
The main trade area population is forecast to increase from approximately 5,088 residents to 16,288 by 2046, while retail expenditure is projected to grow from $78.2 million to $541.4 million over the same period.
Colliers’ James Wilson, Joe Sacco and Ben Wilkinson have been exclusively appointed to manage the Expressions of Interest campaign that offers developers and retail investors the opportunity to deliver a supermarket-anchored neighbourhood centre within a rapidly growing residential growth corridor.
Expressions of interest close on August 27.
Located at the centre of Mirvac’s masterplan community, The Village Menangle, the 1.16-hectare site is zoned E1 Local Centre and provides the opportunity to develop a neighbourhood retail centre incorporating supermarket, retail, food and beverage, health, childcare and community-focused uses.
“The Village Square, Menangle presents a compelling opportunity to deliver a neighbourhood centre within a rapidly growing residential catchment,’’ says James Wilson.
“The combination of flexible E1 Local Centre zoning, a prominent position at the heart of the community and strong connectivity across the Macarthur region provides developers and retail specialists with the opportunity to create a centre that responds to the everyday needs of local residents.’’
The surrounding area benefits from an established network of education, healthcare, retail and lifestyle amenities including public and private schools, Western Sydney University, Campbelltown Hospital and Macarthur Square.
